It is no longer enough for recruitment agencies to have a fully networked database of skilled candidates in order to satisfy company requirements in the UK, so it is encouraging to see a considerable proportion of organisations expressing an interest and a willingness to employ skilled International Candidates, with the help of agencies who are registered with the OISC (Office of Immigration Services Commission) allowing them to provide advice on immigration.

What are the routes into the UK?

There are a number of options available to EU and non-EU nationals seeking work in the UK:

EU and EEA nationals

Nationals of the European Union and European Economic Area are free to enter and work within the UK for an indefinite period of time. They must have an EU passport and / or National Identity Card and show they have funds to support themselves and any family members they bring along.

Nationals of the Accession 8 countries (Poland, Czech Republic, Hungary, Latvia, Lithuania, Estonia, Slovakia and Slovenia) that joined the EU in 2004 can enter and begin work as above, but they must also register on the Workers Registration Scheme (WRS) within 30 days of their start date. If they fail to do so they will be working illegally from that point on unless there are exceptional circumstances for which they are unable to do so. The fee for the WRS is payable by the applicant.

Nationals of the two accession countries of 2007, Romania and Bulgaria, have a different set of rules to consider. Candidates from these two nations who are considered self employed (working as Ltd Company contractors) do not need entry clearance documentation. However, if they work as contractors under an umbrella company or on a permanent basis they will require working authorisation.

Non-EU nationals

There are two main ways a non-EU citizen can enter and work within the UK. They are as follows:

1. Highly Skilled Migrant Program

The HSMP was set up in 2004 to provide a working visa for highly skilled and specialised individuals. Candidates are assessed on their age, qualifications and previous earnings and points are awarded for these. Amendments were recently made to the HSMP system, including increasing the point threshold from 65 to 75 and awarding further points for different ages and qualifications. Any score under this means ineligibility. The processing fee for HSMP is £400 and is payable by the jobseeker.

Applicants must be able to provide tangible evidence for the points they are claiming, so as well as a neatly filled out application form and fee, original documents must be supplied (e.g. payslips and bank statements to prove earnings, qualification certificates to prove educational achievements etc). Work Permits (UK), the organisation responsible for processing HSMP visas, insists that all original documentation must be presented: points are deducted if copies are sent.

Processing the HSMP takes Work Permits (UK) between two and six weeks. When an applicant is issued with their visa they will need to apply for either Further Leave to Remain (FLR) if applying for HSMP 'in country' or Entry Clearance (EC) if applying from abroad. See the FLR and EC section below for more details.

The applicant can begin work once FLR or EC has been granted, which permits two years of eligibility to work in the UK. Work is not restricted so the individual can move contracts, companies or locations and accept increases in pay without the need to leave the country and re-apply. Once they near the end of the two years and assuming they are still happy with their circumstances, they can apply for a three-year extension. A simple form, a new processing fee of £400 and another FLR completes this process.

2. Work permit

For those who are ineligible for HSMP or who are reluctant to pay the costs to apply, the Work Permit is an alternative option. This permit is job-specific and therefore requires an offer of work from a UK based company who is willing to sign a declaration stating its commitment to employing that individual. It is not possible for a Work Permit to be issued for contract work.

The employer company or their OISC registered advisers will need to provide evidence that they have made satisfactory efforts to hire a UK or EU citizen in the form of advertising. This advertising must have been in place for a set time period and cannot have been created for the purposes of hiring and individual. It must have also been available to view in a suitable media format with wide ranging distribution.

The processing fee for a Work Permit is £190 and the timescale on an application is between one and three weeks. The candidate will now need either FLR or EC depending on whether they applied in country or from abroad. Once this has all been granted the job applicant can begin work.

It must be noted that the permit restricts the work to the project, location, company, earnings and length of time outlined in the original WP application. A new application is necessary before any changes are made to these circumstances.
Non-EU students and the International Graduates Scheme (replacing the SEGS)

For students of non-EU nations who are studying specified degrees in the UK there is a working visa option. If the candidate has completed their degree within the last 12 months, they are eligible to apply for the International Graduate Scheme (IGS). The processing fee for this visa is £395 and is payable by the job applicant. FLR is included in these applications so a separate application for this is not necessary. It gives the candidate 12 months work in the UK, after which they can switch to one of the other two visas outlined above.

(NB: For those overseas students who have studied and completed their courses in Scotland, there is the option of moving onto the Fresh Talent Scheme, a 24-month working visa for the whole of the UK. The only restriction here is that when applying for a Work Permit, the sponsoring company must be based in Scotland)

Indefinite Leave to Remain

Once an individual has lived and worked in the UK for five years or more they are eligible for Indefinite Leave to Remain. This allows them to stay and work in the UK for as long as they wish.

What to Think About Acupuncture Needles Saturday, November 27, 2010

The fundamental question: how to do acupuncture? needs a complicated answer, but in a pragmatic way one should always start with: using a needle. This is a straightforward statement which leads nowhere but rather opens a can of interrogations. Being the "king" of instruments in Chinese acupuncture, it is the object of many discussions. Each of the paragraphs below could be lengthened and detailed considerably. Let us say that a combination of history, technical evolution, practicality and adjustments, have made the basic instrument of Chinese and non-Chinese acupuncture more civilized and less feared by western patients.

How to hold the needle, how to insert it, how deep, at what angle, and mostly, should it be manipulated to induce a bigger stimulation? Arguments are still flowing because it used to be a theoretical stronghold of traditional acupuncturists. Moreover the variety of movements of the needle that one can produce is too impressive to be realistic. What they show is most of the time not what they do. This is one of the biggest problems one encounters when teaching acupuncture (much less in herbal medicine): there are many ritual topics that must be covered in order to enhance the value of the practitioners gesture or give apparently more meaning to his diagnosis or treatment decisions.

The needles we use these days are packed in sterilized blisters and are disposable, which means that they should be thrown away after one use. They bear the acronym ISO or CE showing that they have been approved by international or European official agencies. However in some parts of the world, for financial reasons, needles are still reused after having been properly sterilized.

Where can you find needles? In congresses, seminars, big classes of acupuncture. You can also surf on the web and find the names and addresses of many companies who sell them and will send them to you through the post. The needles that are used at the present time are quite thin. The gauge seldom exceeds 0.32mm; the thinnest can have a diameter of only 0.16mm. There are even needles that are short and as thin as a hair, with a gauge of 0.10mm, sometimes coated in gold (you can imagine the thickness of that coating!) used for facial or cosmetic acupuncture.

The shaft is always made of stainless steel and often covered with a layer of silicone so that they slide without difficulty when inserted in the skin and flesh. The hardness, solidity and flexibility of the shaft or body of the needle must be balanced, so as not to break and not to bend too easily. But it is on the tip that the manufacturers have concentrated all their efforts: depending on its shape and sharpness it must glide into the skin effortlessly, and inflict as little pain as possible, if none at all. So there are many kinds of needles, and the manufacturers come from China, Japan, Korea, Germany, and I suppose other countries (I do not pretend to be an encyclopedia).

One can speculate as to the nature of the material used in the beginning for making an acupuncture needle. Bamboo, jade, bronze, copper, gold, silver, other kinds of metals. Already in the Neijing the emperor Huangdi (the Yellow Emperor) declared that he wants the stone needles to be replaced by metal ones. During the seventies there was in some circles the belief that the metal in itself had a specific role to play in the action of the needles. This idea came from the acupuncturist who introduced the technique in a practical way in Europe, Georges Soulie de Morant. This self-taught sinologist, diplomat, prolific writer, published a little book called: "Precis de la Vraie Acupuncture Chinoise". It came out for the first time in 1934. He had decided that gold and silver needles where the best for strengthening or dispersing, needles made of nickel having a balancing and neutral effect. A few researchers experimented later with all kinds of materials, from zinc to platinum, from manganese to cobalt, from copper to cadmium or molybdenum. The results were not convincing.

Before the use of stainless steel, for centuries simple steel was the favorite metal for manufacturing needles. But iron and copper, bronze, tin, all these metals or alloys had the inconvenience of deteriorating when in contact with oxygen. Only since 1913, when stainless steel, a mixture of iron, chrome and nickel, was invented, were most acupuncture needles made of that very practical combination.

The acupuncture manuals, since the very beginning, describe "the Nine Needles of Acupuncture". Actually they reflect more the kit of a medical practitioner as some of the needles are obviously used as lancets or as bleeding or massage instruments. Modern replicas of these kits have been manufactured, I hope for decoration purposes, as the length and diameter of even the thinnest of the needles are impressive. In the first book on acupuncture of which we have a copy (printed nearly one thousand years after the original), called the Neijing, the Classic of the Interior, when the authors recommend needling a point, they usually mention only one or two of them, no more. The reason lies probably in the fact that the needles made in those days were certainly much thicker, and the point not so sharp, making the insertion quite painful.

When Chinese archeologists unearth a needle, or several of them, or simply a fairly thin and pointed instrument in a site they are prospecting, they often declare that they have found an acupuncture instrument, usually because they were put together with other medical instruments or medicines. The sites often go back to the Neolithic period, making the assumption rather dubious because it is unlikely that acupuncture existed already as a coherent and sophisticated technique.

Often the question comes up as to what is acupuncture. All civilizations have been using pointed and sharpened instruments for rudimentary medical purposes like piercing an abscess. But only in China, and much later than Neolithic times, have needles been associated with a complex technique supposed to manage the flows of energy in the body. So many questions rise around the main instrument of Chinese acupuncture: material, sizes, numbers, qualities, manufacturing, hygiene, techniques of insertion, intrinsic properties, adaptation to times and countries. If one searches for all the texts where the topic is mentioned in a not too repetitive way it would be possible to write hundreds of pages, and I feel frustrated not to be able to give here everything I know, including anecdotes and stories, of which I have many. On the other hand many claims and statements are questionable. It is necessary to keep our feet on the ground and be as pragmatic as possible.

7 Options To Buy Investment Property Tuesday, November 16, 2010

As well as the whole world to choose from for location, there are a number of different ways to directly invest in property. What is a little daunting is the number of variables this creates - 175 by my reckoning! (7 ways to invest multiplied by at least 25 countries). So, once you have decided what to invest in, you can then get on to deciding where to invest (which has been covered elsewhere in HPA).

There are really three key factors to consider when deciding how and where to invest - risk, reward and effort involved. How you invest is important because it affects all three key factors; where you invest only really affects risk and reward. The reality is that many people only concentrate on the (potential) reward, and often become blind to the risk involved. Even more frequently though, people do not factor in the effort required for certain types of investment. This can then lead to frustration, despondency or panic, and at worst, a desire to stop investing completely.

I have ranked each of the 7 in terms of the level of effort required (The Hassle Index!). Coming in with the lowest ranking is Guaranteed Return Investments. These are simply a cash investment in to a project or scheme, you receive a monthly, quarterly or annual fixed return on your investment. As an example, a scheme investing in UK buy to lets has been delivering a 32% return for over 3 years now, paid monthly. Another in Turkey is delivering a 25% annual return. The risk element is high with these types of investments, especially when your cash does not secure you title on an actual property (as with the UK scheme). But the effort involved is simply to sign a contract and hand over your cash, after copious amounts of due diligence though! I know of an innovative company that is going to 're-package' these schemes and offer a lower return but with an insurance scheme bolted on, protecting your cash and reducing the risk element.

These investments appeal to cash rich/time poor individuals willing to place a percentage of their cash for a high return, especially if they are unable to obtain mortgages enabling them to gear up.

The second lowest ranking in the 'Hassle Index' is Syndicate Investments. Here again you invest cash along with a number of other individuals, which is then invested and managed on everyone's behalf. You are rewarded with a return based on the level of success of the whole scheme. The timing and level of returns are not guaranteed. The structure of these schemes varies; at one end you have the hugely popular schemes run by Ready2Invest, which are fully regulated and offered via a prospectus, investing in Montenegro, Bulgaria and Croatia. Alternatively Alan Forsyth runs excellent syndicates focussed in the emerging markets of Estonia and Latvia. These are smaller schemes and you are buying shares in a listed company and effectively becoming a 'mini developer'. The current scheme aims to deliver 30% p.a. returns with initial payment after only 18 months.

These investments appeal to a similar type of investor as the Guaranteed Returns, but the risk is reduced because the syndicates spread their investments across a number of projects and the set up of them is often far more structured and professional.

A potential downside of the Guaranteed Returns and Syndicates is that your growth does not have the benefit of leverage. As an example, if you invested £100,000 and achieved 30% return in one year, you've made £30,000! If you invested the same £100,000 and with an 80% mortgage bought a £500,000 property, you only need 6% growth to equal the £30,000. Anything above that and you are ahead.

Now the 'Hassle Index' moves on to the area of off-plan purchases, which I have split in to 3 different types. Next on the 'Hassle Index' is Off-plan 'flip' investments. This is a high risk strategy that involves an individual placing a deposit on one or more properties that have yet to be built, in the hope of selling (or 'flipping') at a higher price prior to final completion. The obvious risk is where you cannot re-sell because the market has shifted and you have to complete on the purchase(s) or lose the deposit and face potential legal action. There are numerous distress sales in parts of Spain and Bulgaria now as a result of this practice (creating perhaps an eighth way to invest for buyers willing to purchase these distress sales at below market value!) This is a growing sector and warrants a separate article. These purchases have been particularly popular with Irish buyers, but if you don't have the means to comfortably hold on to your purchases should the market change, you do need a strong constitution!

In some markets the shift in the market actually creates opportunities for 'flipping' for buyers who in fact intended to complete. We are seeing this in Perth, Western Australia at the moment where demand has increased so much buyers who paid deposits last year are achieving offers prior to completion of 30%+ more than the original off-plan price.

Number 4 on the 'Hassle Index' is Off-plan Managed Investments. Here again you pay a deposit before the development is built, but you know that it will be fully managed for you, with some offering the attraction of fixed returns. The hassle is higher than if you 'flip', because you have to complete on the property and arrange finance etc, but once you have gone through that your level of involvement is minimised. These can fall in to the category of 'apart-hotels', essentially fully serviced apartments, or you can even just buy a hotel room. Capital growth can be less than pure residential apartments, because the value is more closely tied to the rental return from the investment (often less susceptible to investment hype and bubbles); more akin to commercial property. Consequently these type of investments tend to appeal to buyers more interested in rental return than all out capital growth.

A prime example is a development in Chiang Mai, Thailand, which will be managed as a 5* complex by Pan Pacific, delivering a guaranteed 10% Nett return for 3 years and expected to rise from there. Evidence elsewhere (mainly in the U.S.) suggests that if the rental demand is strong and the location in demand, capital growth on these investments can still be very good, beyond what the fundamentals would be expected to deliver.

Number 5 is your straight forward Off-plan to keep. You will go through the sale process completely and then probably have to get more involved in the rental process at the other end. This is where you need to be really up on your due diligence, because if you miss with the location (fundamental supply and demand), you may find yourself with a property you are unable to rent or re-sell. This is the most popular method of purchase for investors though, because you are initially buying with only a deposit, hopefully at a reduced price because it is off-plan, achieving capital growth on the whole property during the build period (and then beyond). In addition, investors look to ensure that the projected rental returns will at least cover all costs of finance and ownership.

Buying Second-hand property is traditionally what most people are familiar within the UK market. It does come with some advantages that should lower the risk; you know what you are buying, you can see it, touch it and get it well and truly surveyed. In addition, you should be able to better estimate the rental return as agents can again see and touch, or there is already a tenant in place. In certain respects it does come with a little more hassle, because unless you find a good sourcing agent, you are 'on your own' to find the right property. With off-plan, you can tap in to the research and resources of several investment clubs and buy knowing that they have taken an element of the risk and effort away. In reality this means that the majority of investors can buy 'sight-unseen', although I would always recommend you visit a potential site if at all practical.

Finally, you could undertake a Renovation. Certainly the highest 'hassle', but if you have the stomach and time for it, potentially the most personally and financially rewarding. A quick viewing of daytime telly property programs shows how easily these can go wrong and money can be lost; you really need to know what you are doing.

So, briefly returning to the initial point about risk, reward and effort, the table is my opinion on how each of the 7 rate. What's interesting is how the scores all fall within a close range (14-17 points out of a total of 30). This is based on placing equal importance on all three variables. If you were to conduct the analysis yourself, perhaps using real examples (so you will also be taking in to account which countries you are looking at) for each category, you should weight the three variables (risk, reward, and effort) based on your personal preference or level of importance. You may consider reward to be far more important than effort, or the risk averse will add extra weight to that category. At the very least, ask yourself which of the three is most important to you and use that to help assess your future investment decisions.

The new Audi A6 Allroad quattro is developed on the base of current generation Audi A6 Avant, just like the first generation. From the stock A6 the difference is air suspension, different bumpers, different grill, quattro Four wheel drive and other elements already in the stock model.

First generation Audi A6 Allroad quattro appeared in 2000. It remained as the only car of this class. It was so, because with the same ideology made Subaru Outback and Volvo XC70 were not its direct competitors, since they were smaller and cheaper. At the time the Audi brand direct competitors BMW and Mercedes-Benz were more focused on the SUV's - X5 and ML. Soon Audi did the same with Q7. However Audi also made a new A6 Allroad quattro.

The biggest difference in exterior from stock A6 are chrome details on the body. Interior of Audi A6 Allroad quattro is an analogue to the stock A6. About its off road characteristics tells plastic caps that protects it from scratches. However, unlike the previous generation model, these plastic elements are painted and gives elegance to the car. Despite the relatively large potential maximum clearance (7,3 inches), Audi A6 Allroad quattro with its silhouette looks more like a traditional wagon.

Audi A6 Allroad quattro 3.2 FSI Tiptronic dynamics are good. 255 horsepower engine allows to make 0-60 in 7, 7 seconds and reach 150 miles an hour. If 255 horsepower is not enough, there are 4,2-liter V8 engine with 350 horsepower. There are also available two diesel engines - 2.7 with 170 hp and 3.0 with 233 hp.

Foreign currency

The best way to get the highest possible exchange rate is to compare the online foreign currency websites such as the Post Office or Travelex, taking into account any commission or delivery fees and whether you'll be charged to change your money back into Pound Sterling (£). These sites work out much cheaper than buying on the high street and are really easy to use.

Also remember that while there are 16 EU countries who accept the Euro (€) such as Spain, France and Italy there are also 15 other countries, not including the UK, who have stuck with their own currency. These include: Bulgaria, Czech Republic, Denmark, Estonia, Hungary, Latvia, Lithuania, Poland, Romania, Sweden and Norway. If you know which countries you'll be visiting then buy the relevant currency in advance and be sure you can convert back to Pound Sterling (£) for free.

Mobile phone costs

Maximum tariffs for mobile phone operators were brought in recently by the European Union which set the maximum cost of making a call while in Europe to 32p a minute, and the cost of receiving a call to 12.5p a minute. Whilst a welcome measure for those on two week holidays the new charges still don't represent good value for money if you intend on spending longer on the continent.

If you do intend on calling home regularly then a better option may be to buy a specific 'bolt-on' for your current contract which includes EU calls - or if you will only be calling people in the same EU country (i.e. friends also on holiday) then why not consider buying a cheap pay-as-you-go SIM for your chosen destination. In the long run it will work out much better value.

Also remember that Data and Wap charges are extremely high when abroad, even if they are normally free on your contract at home, so be sure to turn off 'data roaming'. The best thing to do is take a laptop and lookout for an internet cafe or Wi-Fi hotspot, as then you'll know exactly how much your online time is costing.

Bank cards and charges

As a rule of thumb the most cost effective and trouble free way to finance your time in a country is by using local currency and avoiding your plastic altogether. However if you do find yourself in a situation where your bank or credit card is needed, there are a few charges which can be either avoided or reduced.

Most credit card companies impose a 'Foreign Currency Charge' of between 2.75% and 2.99%, but a select few such as Santander and the Post Office offer cards which don't charge any extra when used abroad.

Debit cards aren't any better, with many charging a fee of up to £4.95 on a £100 cashpoint withdrawal, however most have a minimum fee so if you do need to visit a cashpoint be sure to get all your money out in one go rather than making 2 or 3 separate withdrawals.

Most suppliers apart from Nationwide also charge £1-£1.50 every time you spend on the card abroad so your cheapest option is nearly always to use pre-bought currency.

Don't let shops convert the currency

Shops and restaurants will sometimes offer to convert the bill into Sterling for you, but don't be fooled - you'll receive a much lower currency conversion rate than you bought your Euros for and will almost always end up paying more than you should.

The only time you should consider letting them do this is if you have run out of foreign currency and your credit or debit card charge is more than the difference.

Look out for the cheapest fuel

After taxes, UK residents pay more for Diesel than any other EU country apart from Norway, so in general wherever you take your motorhome on the continent you are going to be getting a slightly better deal than back home.

However, some countries are better than others and if you're going to be passing through one of the three 'L's (Luxembourg, Latvia and Lithuania) then be sure to top-up as they are the three cheapest EU countries for petrol. On the other end of the scale you've got the Scandinavian countries of Norway, Sweden and Denmark who are the most expensive.

In other words, if you're planning a long haul then be sure to pencil in a route that takes advantage of a few cheap fills along the way, and make sure you get a tank full before heading back to the UK.

Great Plains Software Dynamics and eEnterprise were popular in Europe, prior to Microsoft acquisition of Great Plains Software, and since then Microsoft acquired also such ERP as Navision with strong European market presence. In those days of Navision purchase, Microsoft Business Solutions made a decision to market Navision, or current name Dynamics NAV in Europe and sort of deemphasize Dynamics GP Great Plains. However Great Plains has pretty strong presence in Poland and UK, and taking into consideration European businesses interconnection, we could expect Polish or British companies would have a need to connect their Eastern European branches to their Great Plains ERP and MRP databases and reporting tools, such as FRx, Crystal Reports, SRS. This publication is written in the form of technical highlights:

1. Eastern European Alphabets and SQL Server collation. Eastern European languages adopted French and Spanish approaches in the beginning of 20th century in the sense of extending Latin alphabet characters with accents. In Microsoft SQL Server you can pick dictionary order with collation for the server as default, plus you can supersede these settings on the new database level and even for the specific table. In Eastern European alphabets, such as Lithuanian, Latvian, Estonian, Polish, Czech, Hungarian, etc - you will find so called accents, or tiny additions to the common Latin characters, to help reader modify the pronounce of the letter. 3. Great Plains and Unicode. Here Dexterity is less powerful and you have to deploy characters entry interception utilities. In Europe, however, most if not all of the languages have ASCII and non Unicode nature

Whether you're coming to Riga to explore its city, admire its art noveau architecture, avail of cheap shopping or to enjoy its legendary nightlife scene, you're sure going to need a Riga hotel in a good location.

The city has many districts but is quite compact and easily walkable. The main tourist area of the city is the Old Town and there are lots of Riga hotels located there. If you're in the city for a short stay then the best place to base yourself is the Old Town - everything you're looking for can be found within the confines of the Old Town including some of the city's best nightlife hotspots.

The Old Town Square is at the very core of Riga. As you can see, the Old Town has got a lot going on. It also home to some of the best bars and clubs in the city and shopping opportunities are everywhere. This is definitely the place for you if you're in Riga for a night or two. There are plenty of Riga hotels scattered all over the Old Town.

When Headlines Don't Match The Real Data

Real estate, like life, follows a series of cycles. Whether you consider it locally, nationally, or globally - it's an eternal exercise in ebb and flow, but one that over time tracks continually upwards. While the mainstream media is currently focused on eye-catching headlines reporting supposedly dire real estate economic conditions, it fails to recognize - and certainly fails to report - the differences between national, regional and local data, as well as the vast chasm between the primary vs. the vacation/secondary home market.

Current news trends amplify the real estate woes of only a handful of areas in the U.S., where speculating by 'flippers' and sub-prime loans to primary homebuyers have, admittedly, caused significant real estate downturns. However, while these issues affect perhaps 10% of the States in this country, markets in a large portion of the other 45 states are experiencing everything from a modest gain to a near-record high real estate environment.

One of the strongest segments of those rising market areas is the resort or vacation/second home market. Because of the nature of this market - where buyers are generally well-funded and financially capable of pursuing vacation or possibly future retirement area options - this real estate segment is typically less volatile than primary or investor-driven markets. Highly-leveraged buyers, those that help create volatility, represent only a small fraction of the resort/vacation/second home markets.

As a result, the economic forecast for this portion of the market continues on an upward swing. In 2006, vacation home sales accounted for 14% of all the nation's home sales - according to the National Association of Realtors (a 2% increase over 2005). And even in the current economic climate, it is anticipated that 2007 statistics will continue to hold strong.

In fact, according to real estate market analysts such as renowned economist Harry Dent, the success of the resort/vacation/second home arena is truly nothing more than a simple 'numbers' game -- driven by the sheer volume of Baby Boomers venturing ever closer to the retirement horizon.

"Rising Baby Boom birth trends...show a rising wave of peak vacation-home buyers from 2000 into 2024," according to The Next Great Bubble Boom (H. S. Dent, 2006).

Indeed, the combination of the financial resources of the post-WWII generation, coupled with the continual rise of technological advances indicate a profound reinforcement of this prediction. No longer tied to the physical constraints of living in the city to remain commercially productive - Boomers are now recognizing their ability to live where they can play.......and rely on technology to maintain their career connection. As indicated by the chart below, the next great migration wave is off to the small towns and resort communities.........and that's precisely where the resort/vacation lifestyle is to be found.

All of these statistics and forecasts for the future of resort real estate, however, seem to fly in the face of what can only be considered by the news media: a "Great Bad News" reporting event. So it's not surprising that the data of the past, current and future trends that investing in resort/vacation properties is well-supported - specifically those resorts located in the Rocky Mountains - is rarely seen.

In the more well-known and long-established ski resort areas - such as Jackson Hole, Wyoming and Aspen, Vail, Breckenridge, and Telluride Colorado - during the past 10 years, the value of resort properties purchased in these markets has risen from 23-28% annually. 2006 saw record results, with 2007 on track to break even those records. Condominiums typically lead this market with homes in a close second position -- and as the Rocky Mountain lifestyle lends itself to year-round enjoyment of these second-home and resort properties - these statistics should really come as no surprise.

But the truth is - you won't see them making headlines anytime soon.

Perhaps for the savvy real estate buyer, though -- that's good news. Few things are more satisfying than having done your own research, which leads you to making an advantageous and unique real estate investment. The Rocky Mountains cut a wide swath through the western U.S., and offers some of the most spectacular recreation, landscape, and lifestyles imaginable.

Look for resort areas that are earlier in the growth curve, and have a large, financially secure entity that supports massive infrastructure and community amenity improvements. These may include government supported improvements (roads, utilities, airport upgrades, etc.) or amenities (new ski lifts, golf courses, conference facilities and waterparks) that are developed by well-funded companies with a proven track record for quality. Whistler, British Columbia is one example of a location that had both strong government and corporate support twenty years ago, and real estate values have more than tripled there over the last decade.

While resorts like Aspen, Vail, Sun Valley and Jackson Hole are in their "maturing" stage, look towards those areas that have just recently "hit the radar screen", like Central Oregon (Bend), Couer d'Alene, ID, Whitefish, MT and Kellogg, ID.

By purchasing in one of these "up and coming" resort areas, a smart buyer can still stumble into a ground-floor opportunity - similar to those seen in Vail and Aspen twenty years ago.

It's simply a matter of reading between the headlines.
