When visiting Riga one should take the time to make a trip to the central market. Here you will find local produce, well priced, well displayed and well stocked. There are many familiar products on offer as well as some rather curious ones such as hemp butter and smoked Lamprey.

The history of the central market goes back to the turn of the 20th century when Riga was under the control of Imperial Russia. The city elders had discussed the need for a grand central market that could be developed around the area once used as the main harbour of the city. With the start of the First World War the plans for the market were put to one side and they would not be picked up again until after the Great War and the War of Independence that soon followed.

By the early 1920's Riga had begun to rebuild itself after 6 years of conflict in the Latvian region and it was around the end of 1922 that the beginning of the central markets development took place with June of 1924 being the beginning for construction. It was decided that old Zeppelin hangars that had been left in the western region of Latvia after the First World War could be used as the main structural supports for the markets roofing. In total, 5 pavilions were constructed and around 6 million bricks were used. It would take over 6 years to complete and was hailed as an engineering and architectural masterpiece throughout Europe.

When it was opened it was one of Europe's largest covered markets and the people of Riga were proud of this fact. It placed Riga back on the map as a major trading and commercial city and the years to follow were considered some of the best economical years for the city.

Finally, a flight to Moscow could be a good option. You can do the whole route by train if you like this kind of traveling and enjoy the sights from the window.

Overview

There are some restrictions on what types of real estate a foreign national can own in Malta. Generally speaking, a foreign national is able to buy one piece of residential property that will be used as that person's primary residence or that will be used by that person as a holiday residence during part of the year.

With this in mind, an individual foreign national is not able as a general rule to buy commercial or industrial real estate in Malta. There are some instances in which a foreign national will join with citizens of Malta to form a joint legal venture -- usually in the form of a limited liability company -- to by non-residential real estate. It is important to keep in mind that this type of arrangement does require approval from different governmental agencies in Malta.

Even for EU member state nationals (Malta is now a part of the European Union) the ability to own real estate in the country is limited at this point in time. Second, all of the funds that are used to purchase this real estate must be derived from outside of the country. Third, the real estate that is purchased cannot be rented out to anyone else. Unlike in many other countries around the world, a foreign national buying such a residence in Malta cannot lease out the property to someone else when it is not in use by the purchaser and owner. There is one interesting exception to this prohibition. The owner of a residence with a pool can, in fact, lease or rent out the property to someone else when he or she is not utilizing the property for his or her personal benefit.

Finally, on resale, a foreign national can repatriate the funds generated from the sale to his or her own country of origin.

Once these restrictions are appreciated and understood, the actual process of buying and selling real estate in Latvia is simple. The initial phase involves the execution of a contract for sale. At this time, the buyer is obliged to post a deposit that normally is in the amount of 10% of the overall purchase price of the real estate.

The preliminary agreement normally is valid for a period of three months. During this time period, the purchaser will obtain financing and the seller will make sure that there are no defects associated with the title that will prevent a clear conveyance of the property to the purchaser when the sale is concluded.

The final contract ultimately is entered into between the parties. It is at this time that the buyer pays the remaining balance due and owing on the property. Additionally, it is at this juncture that the buyer will take physical possession of the real estate.

Have you ever heard these infomercials advertising that you can buy properties worth tens of thousands of dollars for as little as $100?

The difference between you and me is that you probably did not believe these claims and I did.

So back in 1999 I bought one of these manuals on how to buy Tax Delinquent Properties for as little as $100.00 and guess what, it did not really work but it also did kind of work. So I stuck to it and changed it, improved it and made it better year after year until finally in 2002 I figured out all the missing pieces and had a system that works like a charm and allows anyone to buy properties for as little as $100.00.

So how does it work. Well back then I was told to send people who own properties a letter just asking them if they would give the property to me for a token payment of let's say $50.00. You can imagine how well that worked. Of course it did not or almost not work.

However, as I said above, I also kind of worked. I realized that most people who did respond to my letter had one thing in common. They owed property taxes and had decided to let their property go for taxes.

Hmmmm, I thought, so what if I could find these people in masses, and target my letters to them and offer them a little more than $50.00 but not much more? And that is what I set out to do.

Now I have a simple step by step system which allows you to massively increase the odds that one of the people you identify as a target for a mailing campaign is in deed one of the Fed-up Long time property owners who have decided to let their property go for taxes.

Now it is not a crap shoot anymore, but instead a targeted business where I know that if I send X letters I will get Y responses and chances are I will buy Z number of properties. It's a simple numbers game. And the best is that my system does not require cold calls, or any kind of "sales" technique. No, the property owner actually calls you and you then make an offer in writing without even talking to the seller again. So if he likes the offer, great he will accept, if not he will toss it out but you don't have to face the uncomfortable situation of having to negotiate with sellers.

So I am here to tell you that buying properties for as little as $100.00 is very possible, you just need to have the right system in place and need to have a targeted approach and not just some vague idea of how to do this.

The history of upside down Christmas trees goes as far back as the middle ages, when residents of Europe hung their X-mas trees upside down as a representation of the holy trinity. Of course, that is not the most common method of displaying today's Christmas tree, as what it now represents, right side up, is the tip of the tree pointing to heaven. Because of this modern attitude and style, there are those that think an upside down Christmas tree could be a sacrilege or at least a sign of disrespect.

Though there is no clear history of upside down Christmas trees we do know some of how it came about.

During 600 AD a British monk traveled to Germany to preach the word of God. He spent a lot of time in Thuringia, an area destined to become the home of the first secular X-mas decorations. Here the monk, according to upside down Christmas tree history, decided to make the triangular shape a representation of the Holy Trinity made up of God the father, God the Son and God the Holy Ghost.

The Europeans he converted started to revere the monk's upside down Christmas tree, so history tells us, as the Tree of God. By the 1100's the upside down tree was appearing hanging from nearly every central European ceiling.

The first decorated Christmas trees appeared in 1510 in Latvia. A little later in that century history tells us that Martin Luther decorated a Christmas tree with candles as a way of explaining to his children how the stars shone in the night sky.

Gaily-decorated Christmas trees, not yet upside down, were first documented in Strasbourg Germany in 1601. The decorations were barley sugar twists, wafers and multi-colored flowers.
